We fix the leak, not just the stain.
Water travels before it drips, so the stain on your ceiling is rarely under the hole. We trace it back to the flashing, nail or seam that’s letting it in.

Where roofs usually leak.
Tap a numbered spot to see what fails there and how we fix it. Water often shows up inside well downhill of where it gets in.
Pipe boots
The rubber collar around a plumbing vent cracks after years of sun and cold, and water runs down the pipe.
Replace the boot and tuck it under the shingles above, so water sheds over it instead of into it.
Chimney flashing
Where the roof meets the chimney, the step and counter flashing pull loose and the sealant dries out.
Re-flash with new metal worked into the shingle courses, not just another bead of caulk.
Valleys
Two slopes dump water into one channel, so worn shingles or packed debris there let it back up.
Clear the valley, replace worn shingles and re-line it when the old lining is shot.
Skylights
The seals and flashing around the frame age out long before the glass does.
Re-flash the frame, or replace the flashing kit around it.
Missing or lifted shingles
Wind breaks the seal strip and lifts tabs. Once a shingle is gone, water reaches the layer underneath.
Replace what’s missing with the closest match we can get, and re-seal the tabs around it.
Roof vents
Cracked vent housings and failed seals let water in around the opening.
Replace the vent and seal it under the course above.
Eaves and drip edge
Water and ice at the edge get behind loose drip edge and rot the decking and fascia.
Replace the drip edge and any soft decking or fascia along the edge.
Do this while you wait.
Most of the damage from a leak happens inside the house. A few minutes here saves drywall, insulation and floors.

Before you call.
We get the closest match we can. Older shingles fade in the sun, so a new patch can look a shade different at first.
It depends on the age of the roof and how widespread the damage is. We’ll tell you straight, with photos of what we found.
